The Planning Commission wishes to advise the general public that all remarks shall be limited to three minutes per person during both the Public Hearing and Audience Participation portions of the meeting. Petitionerís presentations shall be limited to ten minutes.
No person, other than a Commission member, shall address an issue for public hearing following the closing of that public hearing by the Chairperson (except during Audience Participation).
The above participation policy is outlined in Sections 3.4 and 3.8 of the Planning Commission By Laws and Rules of Procedure.

Consideration of the request of Beztek Company, for approval of a one year Final Site Plan extension. The subject project is located in Section 12 west of Haggerty Road, between Twelve and Thirteen Mile Roads. The applicant proposes a mixed use office park on 20.007 acres. The property is zoned OST.

Public Hearing to amend Section 201 of the City of Novi Ordinance No. 97-18, as amended, the City of Novi Zoning Ordinance, to add to the definition of home occupation a limitation on the placement of signs visible through window areas suggesting or implying the existence of a home occupation.
2. SIGN ORDINANCE TEXT AMENDMENT 99-18.176
Public Hearing to amend Chapter 28, "Signs," of the City of Novi Code of Ordinances to add requirements for temporary garage sale signs.
3. SIGN ORDINANCE TEXT AMENDMENT 99-18.177
Public Hearing to amend Chapter 28, "Signs," of the City of Novi Code of Ordinances to implement a misdemeanor penalty.
4. SIGN ORDINANCE TEXT AMENDMENT 99-18.178
Public Hearing to amend Chapter 28, "Signs," of the City of Novi Code of Ordinances, Section 28-6(2)A.3 to change the setback regulations applicable to Twelve Mile Road to reflect the widening of the roadway.
5. ASBURY PARK ESTATES, SITE PLAN NUMBER 01-82
Public Hearing on the request of Joe Rokicsak, for approval of a Preliminary Site Plan, Woodlands Permit and Wetlands Permit. The subject property is located in Section 16 on the north side Eleven Mile Road between Taft and Beck Roads. The developer proposes a 45-unit condominium development under the Subdivision Open Space Option in the R-1 (One Family Residential) District. The subject property is approximately 53 acres.
6. PREMIUM SELF STORAGE, SITE PLAN NUMBER 02-58
Public Hearing on the request of Cypress Partners, for the approval of a Preliminary Site Plan, and Special Land Use Permit. The subject property is located in Section 24 on the north side of Grand River Avenue between Meadowbrook and Haggerty Roads. The developer proposes a self storage facility in the I-1 (Light Industrial) District. The subject property is 5.487 acres.
7. Island Lake of Novi, Phase 4B1, Site Plan Number 02-43
Public Hearing on the request of Toll Brothers for approval of a Preliminary Site Plan for site condominiums. The subject property is located in Section 19 on the north side of Ten Mile Road between Napier and Wixom Roads. The developer proposes 76 detached single family homes in the R-A (Residential Acreage) District. The subject property is approximately 51 acres of the total 907 acres.
