The Planning Commission wishes to advise the general public that all remarks shall be limited to three minutes per person during both the Public Hearing and Audience Participation portions of the meeting. Petitionerís presentations shall be limited to ten minutes.

No person, other than a Commission member, shall address an issue for public hearing following the closing of that public hearing by the Chairperson (except during Audience Participation).

The above participation policy is outlined in Sections 3.4 and 3.8 of the Planning Commission By Laws and Rules of Procedure.

PUBLIC HEARINGS

1. ISLAND LAKE OF NOVI, RUD AMENDMENT, SITE PLAN NUMBER 02-48

Public Hearing on the request of Toll Brothers for a recommendation to City Council for approval of a revised Phasing Plan for the proposed amendment to the Island Lake Residential Unit Development (RUD) Plan. The applicant is proposing to amend the Phasing Plan from the previously approved RUD plan by removing a small area from Phase 6 and including it with Phase 2. The property in question is located in Section 18 , north of Ten Mile Road, between Napier and Wixom Roads. The affected acreage is approximately 9.2 of 907 acres.

2. MARTY FELDMAN CHEVROLET, SITE PLAN NUMBER 02-44

Public Hearing on the request of Marty Feldman for approval of a Preliminary Site Plan and Special Land Use Permit. The subject property is located in Section 23 on the south side of Grand River Avenue, between Novi and Meadowbrook Roads in the B-3 (General Business) District and P-1 (Vehicular Parking) District. The developer proposes two building additions, (3078 sq. ft and 7331 sq. ft.) to the existing car dealership and car storage lot. The subject site is 9.97 acres.

MATTERS FOR CONSIDERATION

1. MEADOWBROOK OFFICE BUILDING, SITE PLAN NUMBER 01-04

Consideration of the request of HEFCO Properties for approval of a Preliminary Site Plan. The subject property is located in Section 14 on the southwest corner of Twelve Mile Road and Meadowbrook Road in the OST (Office Service Technology) District. The developer is proposing a two-story office building. The subject property is 4.68 acres.

2. WALTONWOOD PHASE II, SITE PLAN NUMBER 02-38

Consideration of the request of Singh Development Company for a recommendation to City Council for approval of a Preliminary Site Plan with a PD-1 (Planned Development) Option. The subject property is located in Section 14 on the south side of Twelve Mile Road between Novi and Meadowbrook Roads in the RM-1 (Low-Density Multiple Family) District. The developer is proposing a design change to the Phase II assisted living portion of the building an additional 11,000 square foot expansion of the existing facility. The subject property is 13.41 acres.
