The Planning Commission wishes to advise the general public that all remarks shall be limited to three minutes per person during both the Public Hearing and Audience Participation portions of the meeting. Petitioner’s presentations shall be limited to ten minutes.

No person, other than a Commission member, shall address an issue for public hearing following the closing of that public hearing by the Chairperson (except during Audience Participation).

The above participation policy is outlined in Sections 3.4 and 3.8 of the Planning Commission By Laws and Rules of Procedure.

1. AGENDAS/REVIEW LETTERS-RECOMMENDATION TO STAFF

2. PHILOSOPHIES – DISCUSSION REGARDING COMMISSIONER VIEWS OF:

  • Downtown Novi
  • What the City lacks; what other communities have that Novi doesn’t
  • Vacancies; Recycling of buildings
  • Alternatives when something fails
  • Parks: Neighborhood, Community; benefit sharing parks with adjoining communities
  • Sizes of houses on lots; setbacks
  • Mixed Use Developments
  • Underground utilities, Sanitary sewers
  • Roads, transportation system (trolley)
  • Bosco property – schools uses vs. residential (June 6, 2001 PC meeting request)
  • Other considerations of Commissioners
  • Master Plan

3. ORDINANCE AMENDMENTS:

  • Violations/Penalties: Monetary vs. circuit court; garbage pickup times; lighting, etc.
  • Ordinance contradictions: Loading/Unloading in the rear yard, not when next to residential
  • Lighting requirements: adding requirements for subdivision entryways; lowering height on Light Industrial abutting residential
  • Subdivision signage
  • Color rendering requirement with site plan submittal
  • Distance of existing buildings with respect to architecture
  • Single and multiple condo projects and required façade review
  • Road widths for Public/Private roads
  • Inclusion of parks within all future developments
  • Berms where there are substantially elevated or depressed sites
  • Steeple/spire definitions/heights
  • Definitions: Communitized, Road Highway, Net Site Area/Gross Site Area (cluster)
  • Parking requirements: Maximum allowed
  • General Condominium
  • Litter Ordinance
  • Five (5) day notice: Recommend 5 business day notice
